Barry Kukowski helped us realize our dream!! For years we've been looking for just the right river front cottage to purchase for our family. Over the years we worked with several real estate agents from many different agencies in the Clayton and Alex Bay area. Not one gave us the attention that Barry did. We looked at a few cottages with him in the summer of 2015. Nothing was really right for us on the market then. In January 2016 he called us about an opportunity that was available that fit our criteria. It was a great surprise that he remembered us and what our needs were especially since we didn't spend that much time together looking at camps. Other realtors always said they would keep us in mind but none ever followed up. The cottage Barry showed us was exactly what we were looking for. We decided to put in an offer but had driven back to Syracuse. Barry spent hours on the phone with us the day filling out the paperwork. There was also a problem with the property with tax liens. Barry came up with a unique solution that we had to write into the purchase offer in the event that the closing didn't take place before the property was going to be auctioned off. It was a good thing he came up with this because we had to enact his suggestion. To further complicate the sale the seller was an elderly woman out of state who had to rely on neighbors to receive to scanned documents. Barry was gracious enough to show us the property several times as well during months we were waiting to close so we could take measurements, plan and order building materials so that we could start with renovations right upon closing. This was necessary to ensure we could get a lot of work done before the summer season and enjoy the cottage. He also introduced us to the next door neighbor so we could gather more information on the property. He was always beyond helpful with anything we encountered along the way including the flood zone issues and gave us the name of surveyor who helped us apply and successfully get a LOMA. We also encountered something in the deed from 70 years ago that allowed members of the original land owners family to have rights of first refusal on the sale of any of the property on the point. Barry was also helpful to our attorney to track down the family member. This was very very far from a simple sale and at every unusual turn Barry was always there to help us including while he was on vacation in California. A couple of days before closing the owners started to renege on some of the furnishings that were a part of the purchase offer. We contacted Barry and he negotiated with them and even gave us money out of his commission to compensate for a hutch we allowed them to keep. That is a true professional!! I cannot say enough about Barry and his dedication, knowledge and helpfulness! He truly epitomizes what a realtor should be. I'm so grateful for his help in allowing us to be able own a cottage on the St Lawrence River. I highly recommend him to anyone!
